RVR Agreement

	PLEASE READ, THEN INITIAL EACH BOX BELOW:
	CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK OUT BY 10 A.M. MST.
	This is a NON-SMOKING cabin – NO EXCEPTIONS. Smoking is not allowed in the cabin or anywhere on or near the property.
	FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of rental payment and security deposit. The party may not be permitted to check in, or guest will be removed from the cabin.
	We will not rent to vacationing students or singles under 25 years of age unless accompanied by a parent. You must provide proof of age by submitting a copy of your drivers license or passport. House parties are strictly prohibited and grounds for immediate eviction and/or forfeiture of deposit. Illegal substances are strictly prohibited and grounds for immediate eviction and/or forfeiture of deposit.
	PETS are permitted in rental cabin only with prior approval and pet fee paid. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture/beds at any time. Any evidence of pets on furniture or soiling inside the cabin may incur extra cleaning/repair fees or forfeiture of security deposit. All pets must be up to date on rabies vaccinations and all other vaccinations. Lyme disease vaccination is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that may incur to pets.
	DAMAGE/ SECURITY DEPOSIT A security deposit of at least $250 may or may not be require. If a security deposit is collected, it will be returned if: • No damage is done to property or its contents, beyond normal wear and tear. • All debris, rubbish and discards throughout the cabin are placed in outside trash container. Any trash that doesn’t fit into outside container must be taken with you and discarded. Lid must remain secured on container to keep wildlife out of trash. • No linens, pillows, kitchen items, electronics, remotes and cabin contents are lost or damaged. • All games are placed back on shelves with all pieces in them. • ALL soiled dishes are cleaned. • ALL pet hair is vacuumed, no damage from pets inside cabin and feces picked up from yard.
	CANCELLATION POLICY − Cancellations made more than 30 days of your arrival will result in a $250 cancellation fee. − Cancellations between 30 & 7 days of arrival will receive ½ of rental fee. − Cancellations made less than 7 days of arrival are non-refundable. − No cancellations due to weather, road closures or Acts of God. − Early departure or shortened stay does not warrant any refund or discount.
	MAXIMUM OCCUPANCY - The maximum number of guests per cabin is limited to seven (7) persons. Cabin is for quiet enjoyment only. No parties, gatherings or loud noises permitted.

	PLEASE READ, THEN INITIAL EACH BOX BELOW:
	MINIMUM STAYS - THIS PROPERTY REQUIRES A (2) NIGHT MINIMUM STAY (3-4) night stay during peak and holiday seasons. If a rental is taken for less than the required minimums, the guest will be charged the rate for the minimum number of nights.
	INCLUSIVE FEES – Rates include linens, towels, soap, paper towels, toilet paper, shampoo/conditioner, dish soap, laundry soap and whatever you find in the pantry. Utility fees are included in the rental rate.
	NO DAILY MAID SERVICE – While extra linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. Please use the washer/dryer if needed.
	LOCAL WILDLIFE - There is an abundance of wildlife in the area. Guests are asked to respect nature and take care to guard themselves, their guests and their pets as appropriate.
	FIRE RISK/HAZARD – The cabin borders and is surrounded by a forest of pine trees. There is always a high risk for fire. Please only use the enclosed fire pit on “Burn Days”. Check with Flagstaff Fire Department to see if it is a “NO Burn Day”.
	STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. In snow conditions Townsend Winona road is plowed to Rain Valley Ranch, however, the ¼ mile drive on Rain Valley Ranch is not plowed. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. Purchasing travel insurance is highly recommended.
	KEYS/LOCKS – You will be given a unique personal code for the front door. Guard this information and do not give the code to anyone that is not occupying the cabin. After opening the entry gate, proceed to the cabin. Use personal code to open front door. The front door code will be only valid during your stay then deleted.
	This cabin is privately owned; the Homeowners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The homeowners do not provide a landline. Verify your mobile coverage with your provider.
	PAYMENT –For VRBO & AIRBNB guests, those companies will collect payment. For all other guests, please use our PayPal account (jenayers@me.com) for the Security Deposit and Rental Fee payment. Payment must be received, along with this signed agreement & copy of your drivers license or passport in order to secure your reservation. Approximately (1-2) days before your arrival, you will be sent a welcome packet with your personal keypad code to access the cabin.
